Martis Camp home costs $15 million near Lake Tahoe

Do you have $15 million burning a hole in your pocket?

Well, $14,995,000, to be exact.

That's the asking price for one of the most expensive properties listed in the Lake Tahoe area this year.

The three-level, 8,198-square-foot home at 9525 Wawona Court is in the private Martis Camp in Truckee, adjacent to Northstar California Ski Resort.

The home features seven bedrooms and seven and a half bathrooms, a glass elevator and floating staircases. Amenities include a 409-bottle wine cellar, touchless steam shower with floating benches and attached garage. The property also has several outdoor terraces, a hot tub and an exercise room.

The home was designed by Kelly & Stone Architects and is one of Martis Camp's “most unique architectural designs,” said Brian Hull, president and broker of Martis Camp Realty.

“It’s perfectly elevated above the end of a cul-de-sac to enjoy spectacular views of the Carson Range while still being just steps from Martis Camp’s private ski access,” Hull said.

Rising interest rates have impacted the residential real estate market as a whole by inflating the cost of purchasing a home. However, luxury real estate is not a typical real estate market. Martis Camp alone reported revenue of $251 million in 2023.

“At Martis Camp in particular, we are seeing robust demand and primarily cash transactions that are not as affected by mortgage rates,” Hull told the RGJ.

Built in 2017, the Wawona Court property was last sold in 2018 for $9 million. It was briefly listed for just under $15 million last year before being taken off the market in late August.

Martis Camp is a 2,177-acre luxury private development that bills itself as a year-round recreational community.
