Affordable Housing Lottery Opens to Build Big Bed Near Broadway

Scheduled for move-ins this summer, the under-construction development includes a grocery store and parking.

An affordable housing lottery has been launched for 70 apartments in a large, gleaming 11-story complex under construction on Myrtle Avenue between Lewis and Broadway in Bed Stuy. Dubbed The MC, the 233-unit Hill West-designed mixed-use building at 1100 Myrtle Avenue runs across the block to Vernon Avenue and replaced a Food Bazaar supermarket, mural-covered garages and a car park.

Of the 70 studio, one- and two-bedroom apartments up for grabs in the lottery, all subject to income restrictions and rent-stabilization, 38 could be considered affordable. These are families earning 80 percent of the area median income, with income limits set between $57,258 and $134,160 for households of one to five people, according to the Housing Connect list.

One unit is a studio costing $1,585 per month, 32 are one-bedroom apartments at $1,692 and five are two-bedroom units that will rent for $2,018. The remaining lottery apartments are for households earning 130 percent of AMI, or up to $218,010, including four two-bedrooms priced at $3,800 per month. According to the project's website, a market-rate one-bedroom will cost between $3,346 and $3,715 per month.

With interior design by Alchemy Studio, the apartments feature high ceilings and include floor-to-ceiling windows, built-in dishwashers, air conditioning and smart controls for heating/cooling, according to NYC Housing Connect. The development's website says units feature European oak flooring, stainless steel appliances and Caeserstone countertops.

The building itself has a shared laundry room, gym, roof terrace, barbecue grills, roof top dog area, games room, media room, a party room with kitchen, a dog wash station, bicycle storage and parking. Some amenities will incur additional fees for residents. Tenants are responsible for electricity, including heating, but gas is included in the rent.

Renderings show the street-facing facade along Myrtle Avenue is gray with orange details. Its three sections include a mirrored expanse in the middle. The stucco sections on either side have orange-edged window grilles. The roof is landscaped with gardens and seating.

Move-ins are expected this summer, according to Corcoran, who markets the rentals. After closing its doors in 2021 to make way for new construction, the Food Bazaar supermarket opened in a ground-floor condo in October, as the Brooklyn Paper reported at the time.

The building permit approved by the Ministry of Buildings in 2021 indicates that the 11-story building has 170,168 square feet dedicated to housing and 24,798 square feet to commercial space.

According to the permit, it is owned by SWDN Myrtle LLC, with Larry Davis as representative. Davis is the CEO and president of Shorewood Real Estate Group, which features The MC on its site.

Since construction on the project began a long time ago, the building will likely qualify for the now-expired 421-a tax exemption program.
